Barndominium Inspections in Wisconsin: What Buyers Near Madison and Janesville Should Know

Barndominiums, pole barn houses, and other post-frame homes are showing up more often on rural lots across Dane and Rock counties. They go up fast, they give you a lot of open floor space, and many come with a big attached shop. They are also built differently from a standard stick-frame house, and that changes what we look at during an inspection.

Here is how we approach a barndominium inspection, what tends to show up, and what to schedule alongside it.

What makes a barndominium different

Most barndominiums are post-frame buildings. Instead of continuous foundation walls with stud walls on top, the structure is carried by large posts spaced several feet apart, tied together with girts on the walls and trusses or rafters on top. The exterior is usually steel siding and a steel roof.

The posts are either embedded in the ground, set on concrete piers, or attached to brackets on a slab or foundation. Each method works when it is done right. Each has its own failure points.

The living space is often built inside the shell later, sometimes by a different contractor or by the owner. That means the inspection is really two jobs: the building envelope and the house built inside it.

Code and permits

In Wisconsin, a post-frame building used as a one- or two-family home falls under the Uniform Dwelling Code, the same as any other house. That matters because some barndominiums started life as an ag building or shop and were converted to living space later.

If the property you are buying has a converted shop or barn, ask the seller for permits and inspection records for the conversion. Your town, village, or county zoning office can confirm what was permitted. A home inspection is not a code inspection, but we will flag conditions that suggest unpermitted work, like missing egress windows in bedrooms, missing smoke or carbon monoxide alarms, or amateur electrical.

Posts and structure

  • Condition of the posts where they meet grade or the slab. This is where moisture and rot show up first on embedded wood posts.
  • Signs of post movement: out-of-plumb walls, wavy roof lines, doors that bind or rack.
  • Girt and purlin connections, bracing, and truss connections where visible.
  • Frost heave signs at the slab and around post bases. Wisconsin freeze-thaw cycles are hard on shallow or poorly drained foundations.

Steel roof and siding

  • Fastener condition. Steel panels are held down by thousands of screws with rubber washers. Washers break down over time and backed-out or over-driven screws are common leak points.
  • Panel laps, ridge cap, trim, and flashing at penetrations like plumbing vents and flues.
  • Rust, especially at the bottom of wall panels where snow sits against them.
  • Snow and ice. Steel roofs shed snow quickly. We look at where it lands: over entry doors, walkways, gas meters, and AC units is a problem.

Condensation and insulation

Condensation is the most common issue we see in metal buildings. Warm, moist indoor air hits the cold underside of a steel roof in a Wisconsin winter and turns to water. If the roof was not built with a vapor retarder, condensation control membrane, or proper spray foam, it can drip into insulation and framing.

We check the underside of the roof and walls where accessible, look for staining, rusted fasteners from the inside, and wet or compressed insulation, and use a thermal camera and moisture meter to find problem areas. Ventilation in the living space, bath fans, kitchen exhaust, and dryer venting all matter more in a tight metal shell.

The house inside the shell

Once we are past the envelope, it is a standard home inspection: electrical panel and wiring, heating and cooling, plumbing, water heater, windows, doors, interior finishes, and attic or ceiling spaces. Watch for subpanels feeding a shop area, heaters or wood stoves in the shop near living space, and fire separation between an attached shop or garage and the house.

Rural add-ons that usually apply

Most barndominiums around Madison and Janesville are outside city sewer and water service. That usually means three more things to plan for.

Private well head inspected on a rural property near Madison, WI

Well inspection

A private well supplies your drinking water, and nobody tests it for you. The Wisconsin DNR recommends testing private wells for bacteria at least once a year, and testing for nitrate as well. We inspect the well head, cap, and visible components and collect water samples for lab testing. A cracked or loose well cap is one of the more common findings and an easy fix.

Septic mound system on a rural Wisconsin property checked during a POWTS inspection

Septic / POWTS inspection

Wisconsin calls septic systems private onsite wastewater treatment systems, or POWTS. On rural lots you may see a conventional tank and drain field or a mound system. We evaluate the tank, components we can access, and the drain field or mound area. Ask the seller for pumping records and the county POWTS file; Dane and Rock counties keep records on permitted systems.

Radon testing

Radon is common in southern Wisconsin, and a slab-on-grade barndominium is not exempt. The EPA recommends fixing a home at or above 4 pCi/L. We run a continuous radon monitor for at least 48 hours and give you the full result.

Questions to ask before you make an offer

  • Was the building permitted as a dwelling from the start, or converted later?
  • How are the posts supported: embedded, on piers, or on brackets?
  • What was done for condensation control under the roof?
  • When was the septic last pumped, and is there a county record for the system?
  • When was the well last tested, and what were the results?
  • Who built the interior, and are there permits for the electrical, plumbing, and HVAC?

Bottom line

A barndominium can be a great house, but it carries different risks than a standard home. Most of what goes wrong comes down to water: at the post bases, at roof fasteners, and on the underside of the steel. A thorough inspection, plus well, septic, and radon testing on rural lots, gives you the full picture before you close.

HomeStart Inspections serves Madison, Middleton, Fitchburg, Verona, Sun Prairie, Janesville, and the rest of Dane and Rock counties. Schedule your barndominium inspection and add well, septic, and radon testing to the same visit. Pricing depends on the size of the building and the add-ons you pick, and you will see your quote when you book.

Matt was incredibly thorough, experienced, and took all my first time homeowner questions in stride. I appreciate the full report with priority labeling, saying what is a big issue vs not. Absolutely worth the money and peace of mind to know what issues are lurking in an older home. Matt went above and beyond to crawl in the attic, poke around in the basement, etc.

Very respectful and through. I am not handy so I’m honestly kind of used to people talking down to me when I don’t understand something home-repair wise, but Alan was very patient and answered all my questions as best he could. I also got a nifty manual for being a first time home buyer
